WooCity Property Management - Tenant Referral Program

Program Owner: WooCity Property Management (“WooCity,” “we,” “us”)

1) Purpose

This Referral Program rewards eligible tenants for referring prospective renters who successfully lease an apartment with WooCity.

2) Definitions

  • Referrer: The person making the referral. Must be a current or former WooCity tenant in good standing (see Eligibility).

  • Referred Prospect: The person being referred. Must meet WooCity’s standard rental screening criteria (see Qualification Criteria).

  • Qualified Referral: A referral that meets Submission, Qualification Criteria, and Payout Conditions below.

3) Eligibility (Referrer)

To be eligible for a referral reward, the Referrer must be:

  • A current tenant who is current on all rent at the time the referral is submitted; or

  • A former tenant who completed their lease in good standing.

4) Qualification Criteria (Referred Prospect)

The Referred Prospect must meet WooCity’s normal rental criteria, including good credit and no eviction record (and any other standard screening requirements we apply consistently).

5) Priority & Conflicts (First-Come Rule)

If more than one tenant refers the same person, the first referral documented in writing will be the referral of record.

6) How to Submit a Referral

All referrals must be documented using the official referral form on our website:

7) Referral Reward Amounts

  • $100 for studio or 1‑bedroom apartments.

  • $150 for apartments larger than one bedroom.

8) Payout Conditions

A reward is payable only after the Referred Prospect has:

  1. Signed a one‑year lease;

  2. Paid the required security deposit;

  3. Paid the first month’s rent on time.

9) Payment Method & Timing

Once all conditions above are met and verified, WooCity will send the Referrer a digital prepaid VISA card within 30 days of verification.

10) Program Nature & Limitations

This program is a free promotional offering. It does not create any contractual right to sue or any additional legal rights beyond those expressly stated herein.

11) Additional Terms

  • Non-transferable: Rewards may not be sold, assigned, or transferred.

  • One reward per leased unit: Only one reward will be issued per leased unit, regardless of the number of Referrers or referrals received. (The First‑Come Rule applies.)

  • No self‑referrals: You may refer yourself as a past tenant who is returning after a minimum of 12-months from your previous lease. Members of your current household who are renting a new apartment independently are eligible.

  • Transparency: Referrers must disclose their relationship to the Referred Prospect if asked.

  • Taxes: Referrers are responsible for any tax obligations arising from rewards.

12) Verification & Fraud Prevention

WooCity reserves the right to verify eligibility, deny rewards for incomplete or inaccurate submissions, and cancel rewards in cases of suspected fraud, misrepresentation, or policy violations.

13) Privacy

Referral submissions may include personal information about the Referred Prospect. WooCity will handle such information in accordance with applicable privacy laws and our internal screening policies.

14) Changes & Termination

WooCity may modify or terminate this program at any time, with or without notice, provided that referrals already qualified before the change will be honored according to the terms effective at the time of their qualification.
